Approach and Work Steps

  • ESA acts as the representative of the client for specific site selection and acquisition of space
    in certain shopping centers, CBDs and malls.
  • ESA representatives conduct site surveys along with clients’ management, to ascertain the
    potential of the shopping center(s)
  • ESA’s agents make initial contact with the landlord and visit the site(s) with the landlord’s
    representative and, if desired, a representative of the client or any other representative of
    an acquisition target or developer.
  • ESA provides real estate marketing studies, demographic analyses, site selection, and
    technological predictive analyses by market and store(s) on proposed opportunities.
  • ESA provides opportunities for the client to purchase leases, operating units and other
    forms of retail real estate. However, unless specified otherwise, responsibility for final
    negotiations and closing of deals belongs to the client.
  • If requested, ESA negotiates the lease and provide legal counsel.
  • ESA prepares a Letter of Intent to initiate the leasing process.
  • ESA provides the client with timely updates on a schedule determined by mutual approval.
  • ESA maintains the lead position and acts as the exclusive agent on a selected transaction as
    the representative of the client, and will not disclose the client without the client’s written
    consent.
  • Confidentiality and proprietary consulting agreements are in place before work
    commences.

The ESA Real Estate Team

Pres Talley, Partner & Managing Director of Real Estate
Pres brings more than 35 years of experience in both business operations and real estate. He heads ESA’s Commercial Retail Real Estate Division and has vast experience in various areas of real estate including lifestyle, mixed-use, neighborhood, urban, malls and power shopping centers. His experience includes site selection, analysis and lease negotiations involving more than 2,000
locations throughout the United States and Europe. He also manages the ESA Lease Assessment and Modification Practice. Pres has worked with Radio Shack, Fleming Foods, Family Dollar Stores, Urban Brands, Athlete's Foot and other major companies. He has both national and international experience, and is an active member of the International Council of Shopping Centers.

Ethan Shapiro, Managing Member; Ethan Shapiro and Associates, LLC
During his three decades in retailing, Ethan played a central role in driving the growth of several national retail chains including The Limited, Express, and Lane Bryant. He was Chief Executive Officer of Urban Brands, Inc. (parent company of fashion retailer Ashley Stewart, Ashley Stewart.com and Marianne Stores Caribbean) from 2003 through late 2008. His managerial experience includes retail and retail real estate assessments for equity groups and retailers such as, but not limited to, Advent International Private Equity (Fashion Cents & Deb Shops), TSG Private Equity (UBI), Peter J Solomon & Co. ( Steve Madden) and Wellspring Capital Management (Brook Mays Music Stores). He also served as the Real Estate Expert Witness Consultant for Hallmark Marketing, Inc.

Bill Coe, Senior Advisor, Real Estate
During Bill’s 30- year retail career he has managed real estate departments and negotiated real estate deals for numerous restaurant and retail chains. He has been involved with over 1,500 real estate transactions in regional malls, power centers, lifestyle centers, community centers and freestanding locations. Bill has experience with lease renewals, rent reductions, real estate in bankruptcy and acquisitions. He has represented Ashley Stewart, Baker’s Shoes, Carter’s Infant Apparel, Church’s Fried Chicken, Citi Trends, Family Christian Stores, 5-7-9, Footlocker, Hat Shack, Houlihan’s Restaurants, One Price Apparel, OshKosh B’gosh, Payless Shoe Source, Repp Big and Tall, and The Athlete’s Foot, among others. Bill has owned and operated his own real estate consulting and brokerage company, Coe & Associates, Inc., for over 10 years. His focus is on helping retailers, restaurants and their franchisees meet their real estate needs.

Mary Ann Savarese, Senior Advisor
With over 40 years’ experience, Mary Ann has an unparalleled reputation as a retail real estate leader. For over 30 years she worked with RD Management, one of the top five privately held real estate companies in the United States. RD managed over 20 million square feet of shopping centers throughout the United States, Canada and Puerto Rico. As RD’s Vice President of Real Estate, she managed the leasing function of the company in addition to overseeing tenant construction,
collections and operations. In 2007, after Kimco Realty Corporation purchased RD Management’s Puerto Rico division, Mary Ann joined as Director of Real Estate for Puerto Rico. She was responsible for leasing, marketing, operations, budgets and collections.
In addition to her Real Estate career, Mary Ann founded the New York chapter of Women in Retail Real Estate, and served as its President for over five years.

Maggie Georgilas, Advisor Real Estate
During Maggie’s more than two-decade career in real estate, she developed a unique and highly regarded view of how to find the best value for clients. She has worked on both the landlord and tenant sides. On behalf of landlords, she has served as a Senior Director of Leasing for Developers Diversified, (owner and manager of approximately 690 retail operating and development properties in 45 states, plus Puerto Rico, Brazil and Canada, totaling approximately 151 million square feet.) Maggie performed market studies for investors on new and existing properties, and completed 130 transactions of new and renewal leases totaling over 430,000 square feet. On the tenant side Maggie was the Regional Director of Real Estate for a national big box retailer, responsible for the total store opening process in 22 states. James (Jim) McAdoo, ESA Advisor- Design & Construction
Jim has played an integral role in the planning, development and construction of globally recognized organizations for more than 25 years, working with companies such as Toys R Us, PETCO Animal Supplies, Lane Bryant and Aerosoles. Jim has managed the planning, design and construction of over 1000 projects, coordinating and supervising the construction process from the conceptual development stage through final construction on a timely and economical basis. Jim’s operational experience has enabled him to gain a unique perspective of successful project management and development, and its impact on the operations and profitability of the client.

Abe Schear, Senior Advisor & Co-Chair, Real Estate Group; Chair, Commercial Real Estate/
Leasing Practice; Arnall Golden Gregory, LLP

Abe Schear has many years’ experience in lease drafting and negotiations, from both the landlord and tenant perspective. He has represented numerous large developers in lease negotiations, including anchor and in-line retail space, as well as leases for office and industrial properties. He represents a number of national retail tenants and landlords, negotiating leases throughout the country. He recently completed leases for Muvico, Wegman's, Regal and H&M. He is a noted speaker at local and national ICSC events. He is the author of “I Remember When: A Collection of Memories from Baseball’s Biggest Fans,” a compendium of interviews from his Baseball Digest newsletter. His subjects have included former President Jimmy Carter, Congressman John Lewis, Atlanta Braves President John Schuerholz, MLB Commissioner Bud Selig and New York Times sports columnist George Vecsey.
